5 Warning Signs You Need a New Roof

Living in Northwest Indiana means your roof puts up with a lot. Between heavy snowfall in January, ice dams in February, hailstorms rolling off Lake Michigan in spring, and summer heat that bakes shingles for months, roofing materials take a beating out here. After more than a hundred years of serving homeowners across Lake and Porter County, we have seen just about every kind of roof failure there is.

The good news is that most roofing problems give you warning signs well before they become emergencies. Knowing what to look for can save you thousands of dollars and a lot of stress. Here are the five biggest red flags that it is time to think about a new roof.

1. Your Shingles Are Curling, Buckling, or Missing

Take a look at your roof from the street. Healthy shingles should lie flat against each other in neat, uniform rows. If you see shingles that are curling at the edges, buckling in the middle, or missing entirely, your roof is telling you something.

In Northwest Indiana, the freeze and thaw cycle is one of the biggest culprits. Water seeps under shingles, freezes overnight, and lifts them away from the deck. Over time, this loosens the adhesive bond and leaves sections of your roof exposed. High winds off the lake in Hobart, Crown Point, and Merrillville make it worse by tearing already weakened shingles right off.

A few missing shingles from a recent storm can usually be repaired. But if you are seeing widespread curling and buckling across multiple areas, that is a sign the shingles have reached the end of their useful life.

2. Granules Are Piling Up in Your Gutters

Asphalt shingles are coated with small ceramic granules that protect the underlying material from UV rays and rain. When shingles start breaking down, those granules come loose and wash into your gutters.

Next time you clean out your gutters, pay attention to what is in there. A small amount of granule loss is normal, especially on newer roofs. But if your gutters are filled with what looks like coarse black sand, your shingles are deteriorating faster than they should be.

This is especially common in homes around Valparaiso and Munster that have roofs over 15 years old. Indiana summers are tough on asphalt, and years of temperature swings accelerate the breakdown.

3. You Can See Daylight Through Your Attic

Head up to your attic on a sunny afternoon and turn off any lights. If you can see pinpoints of daylight coming through the roof boards, you have a serious problem. Where light gets in, water gets in too.

While you are up there, check for any signs of moisture. Dark stains on the underside of the roof deck, damp insulation, or a musty smell all point to leaks that may have been going on for a while. In Northwest Indiana, ice dams are a common cause. When snow melts and refreezes along the eaves, water backs up under the shingles and seeps inside.

If you spot any of these issues, do not wait. Water damage spreads quickly and can lead to mold, rotted framing, and damaged ceilings below.

4. Your Roof Is Over 20 Years Old

Most standard asphalt shingle roofs are designed to last 20 to 25 years under normal conditions. But "normal conditions" do not really describe Indiana weather. Between hailstorms, heavy snow loads, ice, high winds, and extreme temperature swings, roofs in our area often show their age sooner than the manufacturer warranty would suggest.

If your roof was installed more than two decades ago, it is worth having a professional inspection even if everything looks fine from the ground. Some problems, like weakened flashing around vents and chimneys, are not visible without getting on the roof.

5. Your Energy Bills Keep Climbing

A failing roof does not just let water in. It lets conditioned air out. If your heating bills have been creeping up over the past few winters and your furnace is working fine, your roof could be the reason.

When the roof deck and underlayment start to deteriorate, they lose their insulating ability. Warm air escapes through the attic in winter, and hot outside air pushes in during summer. Homes in Crown Point, Merrillville, and throughout NWI deal with huge temperature extremes across the year, so an inefficient roof hits your wallet hard.

A new roof with proper ventilation and modern underlayment materials can make a noticeable difference in your monthly energy costs.
