How Much Does a Roof Replacement Cost in Northwest Indiana
One of the first questions homeowners ask us is how much a new roof is going to cost. It is a fair question, and we wish we could give a simple number. But roof replacement pricing depends on a lot of variables, and quoting a price without seeing the roof would not be honest.
What we can do is give you realistic ranges based on what we see every day working on homes across Hobart, Crown Point, Merrillville, Valparaiso, Munster, and the surrounding areas. After four generations of roofing in NWI, we have a pretty good handle on what things cost around here.
Average Roof Replacement Costs in NWI
For a standard residential home in Northwest Indiana with an asphalt shingle roof, here are the general ranges you can expect:
- Small home (1,000 to 1,500 sq ft roof): $7,000 to $12,000
- Average home (1,500 to 2,500 sq ft roof): $10,000 to $18,000
- Large home (2,500 to 3,500 sq ft roof): $16,000 to $28,000
These ranges assume architectural grade asphalt shingles, which are the most popular choice in our area. Premium materials like designer shingles or metal roofing will push the price higher.
Keep in mind that roof square footage is not the same as your home's square footage. A ranch style home with a simple roof line might have roughly the same roof area as its floor plan. A two story home with a complex roof featuring multiple valleys, dormers, and pitch changes will have considerably more roof area and higher costs.
What Affects the Price of a New Roof
Roof Size and Complexity
This is the biggest factor. More square footage means more materials and more labor. But complexity matters just as much as size. A straightforward gable roof is significantly less expensive per square foot than a hip roof with multiple dormers, skylights, and valley intersections.
Many of the older homes in Crown Point and Hobart have steeper pitches and more architectural detail than newer construction. Beautiful homes, but more expensive to reroof.
Material Choice
The shingles themselves make up a big portion of the cost. Here is how the most common options compare:
- Three tab shingles: Least expensive, thinner, flat appearance. 15 to 20 year lifespan. Being phased out by most manufacturers.
- Architectural shingles: Most popular choice. Thicker, dimensional look. 25 to 30 year warranty. This is what we install on the majority of homes.
- Premium designer shingles: Mimic the look of wood shake or slate. Higher price point but outstanding curb appeal. 30 to 50 year warranty.
- Metal roofing: Longest lifespan but highest upfront cost. Two to three times the cost of architectural shingles.
Tear Off and Disposal
Indiana building code allows a maximum of two layers of shingles on a residential roof. If your home already has two layers, everything must come off before the new roof goes on. Even with a single layer, we almost always recommend a full tear off. It lets us inspect the deck for damage and ensures the new roof is installed on a solid, clean surface.
Tear off and disposal adds to the cost, but it is worth it. Installing new shingles over old damaged ones is asking for trouble.
Decking Repairs
Once the old shingles come off, we sometimes find damaged plywood decking underneath. Rotted or soft spots need to be replaced before the new roof goes on. This is common in older homes across Lake and Porter County, especially in areas where previous leaks went unaddressed.
Most roofs need at least a few sheets of new plywood. If extensive decking replacement is needed, it will add to the total cost, but skipping it would compromise everything installed above it.
Ventilation
Proper attic ventilation is critical for roof longevity in Indiana. Without adequate airflow, heat builds up in the attic during summer and moisture accumulates in winter. Both conditions dramatically shorten the life of your shingles.
If your current ventilation is insufficient, we will recommend upgrading it during the replacement. Adding ridge vents, soffit vents, or additional exhaust vents is much cheaper to do while the roof is already open.
Flashing and Trim
Every penetration in your roof, chimneys, plumbing vents, exhaust fans, skylights, needs properly installed flashing. Old or corroded flashing is one of the most common sources of leaks. We replace all flashing as part of a standard roof replacement, and the cost varies based on how many penetrations your roof has.
Gutters
While not technically part of the roof itself, gutters often need attention during a replacement. If your gutters are old and failing, it makes sense to replace them at the same time. The crew is already up there and your fascia boards are accessible. We see a lot of gutter replacements bundled with roof work throughout Merrillville and Munster.
How Insurance Affects Your Cost
If your roof replacement is the result of storm damage, your homeowners insurance may cover most or all of the cost. In that case, your out of pocket expense is typically just your deductible, which ranges from $500 to $2,500 for most policies in Indiana.

Getting an Accurate Estimate

A good estimate should include a detailed breakdown of materials, labor, tear off, disposal, and any necessary repairs. It should also clearly state what is and is not included.
